Apartment Industry Leaders Take Concerns Directly to Capitol Hill


APARTMENT INDUSTRY LEADERS TAKE CONCERNS DIRECTLY TO CAPITOL HILL

Issues Cover Housing Finance Reform, Comprehensive Tax Overhaul
 and Cost-Effective Regulations

CHARLESTON, SC – Leaders of the apartment industry in Charleston, SC met with representatives from the offices of Senator Jim DeMint, Congressmen Tim Scott, Trey Gowdy, Joe Wilson and Jeff Duncan on Wednesday, March 14 to discuss the critical need for Congress to retain a federally backed guarantee for apartment sector mortgages.  They also asked for comprehensive tax reform that equally addresses individual and corporate tax codes, among other key industry issues.

The meetings, which took place during the National Apartment Association’s (NAA) annual Capitol Conference, also urged Congressional action to:

Maintain the current tax treatment of carried interest, retain the deduction for business interest, protect the Low-Income Housing Tax Credit program and extend current estate tax legislation, and
Demonstrate that the benefits of new rules and regulations justify the costs of complying with them.

“During our meeting with representatives from the offices of Senator Jim DeMint, Congressmen Tim Scott, Trey Gowdy, Joe Wilson and Jeff Duncan, we advocated for Congress to adopt policies that respect people’s right to choose housing that best meets their financial and lifestyle needs and values apartment living to the same degree as homeownership,” said Wendy Tucker, President of the Charleston Apartment Association.

“The single-family collapse clearly illustrated the consequences of the overzealous push on Capitol Hill towards purchasing homes. With more than a third of all Americans renting and upwards of seven million new renter households expected this decade, it’s time for Congress to create a balanced housing policy that’s as flexible and dynamic as our country’s housing choices,” said NAA President Douglas S. Culkin, CAE.

“The apartment industry is one of the few bright spots in the economy, actually creating jobs, but this success story won’t continue without a reliable source of capital in all markets at all times,” Culkin added.

“We fully support a return to a housing finance system dominated by private capital, but historically, even in healthy economic times, private capital has not been able to fully meet our industry’s capital needs.  Not only is private capital limited, it is often targeted to top-tier markets and specific kinds of apartment properties,” said NMHC President Doug Bibby.

“An ongoing federal backstop is critical to ensure that there is always sufficient capital in all markets,” Bibby added. “This isn’t just about new apartment construction.  It’s about the $30 to $45 billion in multifamily mortgages that mature each year and need to be refinanced.  Interrupting the flow of capital would have serious consequences not only for the property owners but also for the people who live in them.”

CAA Announces Scholarship Contest


Dear Members,

Each year, the National Apartment Association (NAA) hosts the NAA Education Conference and Exposition-the largest event in the multifamily housing industry. This event brings together more than 6,000 attendees who attend education sessions to enhance their professional development, build partnerships by networking with colleagues from around the country, and meet with more than 325 suppliers to see firsthand the latest technology and trends in the industry.

This year, NAA is hosting this awesome event in Boston, MA from June 28th-30th with keynote speakers such as Tom Brokaw with NBC, and two world class athletes Mia Hamm and Nomar Garciaparra.

CAA is proud to give one lucky individual the opportunity to attend this wonderful event with all expenses paid. SCAA Legislative Day: CEC's Available for Those Who Attend


2012 South Carolina Apartment Association Legislative Day 

The South Carolina Apartment Association is holding its annual legislative day, March 27, 2012.  Please join industry leaders from around the state as we go to the State House in Columbia and show support for the multi-family housing industry.  Don't forget to make an appointment to stop by and see your House and Senate member.  If you do not know who your legislators are, click here to find out.

Cost is $35 per attendee (includes registration & materials, refreshments and lunch). Confirmation of registration, map/directions and a detailed agenda will be emailed to you prior to the event.

We will be meeting in the Blatt Building on the SC State House grounds. The morning presentations will be held in Room 101 of the Blatt Building and the Lunch will be held in Room 112. Parking is available on the street or use the municipal garage on the corner of Lady and Assembly Streets and then walk across Gervais Street to the State House.

Also, by attending the SCAA Legislative Day, you are eligible to receive CECs for participating in the SC Apartment Association legislative event, including preparing for and calling on your local, state or federal legislators.

2012 CAA Trade Show



Annual Trade Show on April 24

The CAA is holding the annual trade show, April 24, 2012 at the Omar Shrine Temple in Mt. Pleasant.  If you are interested in participating as a vendor, please click here to download the vendor packet.

The Charleston Apartment Association is proud to announce a new event for the Trade Show this year, the V.I.P Breakfast. This breakfast allows Associate Members the opportunity to meet and speak with upper level apartment management. Breakfast is limited to the first 25 Associate Members and registration includes 2 representatives from your company. Tabletop setups will be allowed during the VIP Breakfast, full booth setup is not allowed until 12 PM. Tabletop setup will begin at 7 AM and must be complete by 8AM. Tables will be provided. You must register for the trade show in order to participate in this unique event.
